Amiens Street Student Housing
Planning Permission has been granted for a new purpose-built student accommodation scheme at 96-99 Amiens Street, Dublin 1.
As the architects on this project for Sea Strand Properties Ltd., we have designed a contemporary and sustainable building that will deliver much-needed student housing while enhancing the surrounding urban landscape.
The development is a high-quality, 6 to 9 storey building offering a total of 246 bedspaces, comprised of a mix of single bedrooms within cluster units and twin studio apartments.

Project Overview
The design, a thoughtful “H-block” configuration, was developed to respect the scale and historic context of Amiens Street. This included a five-storey street frontage with a recessed sixth floor, a deliberate design choice to integrate the building sensitively with nearby protected structures and the established built environment.
The design focuses on creating a vibrant and supportive community for students. The building will feature over 1,000 m² of internal communal amenity space, including a dedicated gym, cinema room, study areas, and comfortable lounge spaces. A publicly accessible café at the ground floor will bring new vibrancy to the streetscape, activating the frontage and fostering a connection with the local community.
Outdoor amenities are a key element of the design, with 486 m² of high-quality landscaped external space. Students will have access to sheltered courtyards and a spacious rooftop terrace on the sixth floor, providing panoramic views over the city.
The architectural expression is defined by a detailed and high-quality brickwork treatment on the façade, which gives the building a robust and sophisticated aesthetic. This design choice, combined with the strategic location adjacent to Connolly Station, reinforces the project’s commitment to urban consolidation and sustainable growth. With extensive secure bicycle parking and no private car parking, the development promotes a connected and sustainable lifestyle, in line with modern urban planning objectives.
This project represents a significant contribution to Dublin’s student housing supply and stands as an example of how thoughtful architectural design can create a visually attractive, welcoming, and sustainable addition to the city’s urban landscape.
