Project Overview

COADY Architects led the master planning of the 2.35Ha ‘Opera Square’ Project, retaining important Georgian buildings, and integrating circa 45,000sqm mixed use development. COADY also led the design of the first phase at One Opera Square located at the corner of Michael Street and Ellen Street. The Opera Square development blends new next generation structures with carefully preserved heritage buildings. Set around a large civic square, the development will also include a 14-storey office building, a vibrant library – which will become Limerick’s living room, a hotel, leisure spaces, and places to live and work.

COADY Architects were the design team lead, novated by Limerick 2030 to John Sisk & Son for the construction of the One Opera Square office building, the first phase of the wider Project Opera development.

The project includes the 6-storey c.15,057sqm office building with retail, café/restaurant on the ground floor opening to a new public square and a c.10,000sqm basement serving the entirety of the Opera site including the proposed future buildings.

One Opera Square will achieve prestigious accreditations including LEED Platinum, WELL Platinum and WiredScore Platinum. The building was developed on behalf of the Treaty Stone Partnership, a joint venture between Limerick Twenty Thirty and the Irish Strategic Investment Fund.

The project was completed in October 2025 having commenced in 2023.
